What should a masonry estimate include?

Two quotes with the same total can cover very different work. Use this checklist to compare estimates fairly before you sign anything.

The scope of work

  • Which walls or areas are included, with approximate dimensions
  • What will be done: grinding out and repointing, brick replacement, cleaning
  • What is not included

Materials

  • The type of mortar and how it will be matched to your brick
  • How replacement brick will be chosen

Access and cleanup

  • Scaffolding, lift or ladders, and who arranges them
  • Protection for windows, plants and walkways
  • Cleanup and debris removal

Schedule and payment

  • Expected start date and duration
  • The payment schedule
  • How changes to the scope are handled

Who is doing the work

  • Whether the contractor is licensed and insured, and proof of insurance
  • Whether permits are needed and who handles them
  • Photos or references from similar jobs

How to choose a masonry contractor

Keep it in writing

A good estimate is written, specific and easy to read. If something is unclear, ask before you sign.

Frequently asked questions

Should I get more than one estimate?

It is reasonable to compare two or three, as long as each one covers the same scope of work.

What if hidden damage is found after work starts?

Ask in advance how the contractor handles it. It should be agreed in writing before work begins.
